Athens Property 2026: A 5.4% Yield and the Districts Worth Watching
Greek apartment prices rose 7.8% in 2025 and Athens delivers an average yield of 5.4%, the highest among Southern European capitals. A map of the districts worth considering in 2026.

Among the Southern European capitals popular with Vietnamese investors, Athens currently offers the most attractive combination of indicators: prices still below their 2008 peak in many areas, steady momentum, and the highest rental yields in the comparison group.
The baseline numbers for 2026
- Apartment prices nationwide rose 7.8% in 2025 (Athens +6.2%); Q1 2026 continued to rise by about 5.7% according to Bank of Greece data; the full-year forecast is 4–7%.
- Gross rental yields in Athens average about 5.4%, higher than Lisbon, Madrid and Rome.
- Foreign capital inflows into real estate reached EUR 2.75 billion in 2024 (+28.9%) and have remained strong.
- Rents across the Attica region are rising by about 4.8% a year because of a shortage of supply.
A district map for each strategy
Kipseli, Patisia (regenerating central districts): yields above 7%, a soft entry price, benefiting from the wave of young professionals returning to the centre — suited to a cash-flow objective, provided you accept renovating older buildings. Athens Riviera (Glyfada, Vouliagmeni): yields compressed to around 4% in exchange for value-retention potential from the Ellinikon project and coastal infrastructure. The historic centre: suited to the 250,000 EUR Golden Visa route through change-of-use conversions.
Risks that require due diligence
The quality of older construction (many buildings date from the 1960s–1980s, with deep renovation costing 500–1,000 EUR/m2), the annual ENFIA tax, unpermitted extensions that must be regularised before transfer, and the ban on short-term letting where the property is attached to a Golden Visa application. An independent lawyer together with a separate valuation is a non-negotiable principle.
