About the sublease programme

Nikaia lies in Attica, where the standard Golden Visa threshold is EUR 800,000. The developer presents the project from EUR 250,000, which relies on the change-of-use category under law 5100/2024. Before any money moves, ask the developer for the documentation proving the building qualifies under that category: without it the applicable threshold is EUR 800,000, and a EUR 289,000 apartment would not support a residence application.
