Seven stages from the Greek Golden Visa to an EU passport — and stage three is where most stop
Plenty of firms sell the Greek Golden Visa as a route to EU citizenship. This walks the whole seven-stage road and marks plainly which stages money buys and which it does not.

The question we are asked most about Greece is not what property costs. It is: "how long after buying do we get the passport?" That question carries a false assumption inside it, and the assumption costs families years.
The Greek Golden Visa is a residence permit. Greek citizenship is a different procedure, decided by a different authority, against a different set of conditions. The two connect, but not automatically. Here is the whole seven-stage road.
Stages 1-2: money works, and works fast
Buy the asset and file (months 0-6). Thresholds by area: EUR 800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands over 3,100 people; EUR 400,000 elsewhere for a single property of at least 120 m2; or EUR 250,000 for change-of-use conversions and listed heritage buildings.
A five-year residence card (years 0-5). One investment covers the spouse, children under 21 and both sets of parents. It renews indefinitely while you hold the asset, and asks you to spend no days in Greece.
For most families these two stages are the whole requirement: a lawful foothold in Europe, Schengen travel, options for the children's education. If that is the goal, you arrived at stage two, and this article can stop here.
Stage 3: the fork, and where money stops working
This is where the two roads part. If you want the passport, the household has to genuinely move its life to Greece — not register an address, but live there.
The reason sits in the wording of the statute. Greece asks for residence that is "lawful and settled" for seven years. Two limbs, not one. The investor card handles the lawful limb, since it sits on the list of accepted residence titles. Only a real life satisfies the settled limb.
So seven years of holding the card while living in Vietnam takes you nowhere. The seven-year clock runs from when you actually live there.
Stages 4-6: time, Greek, and a committee
Seven years of real residence. Children in Greek schools, a home genuinely lived in, medical records, an unbroken residence history. The law sets no maximum number of days away, so we quote no figure — that has to be put to the Greek Ministry of Interior file by file.
The ΠΕΓΠ certificate. One examination covering Greek plus papers on the country's geography, history, culture and state institutions. The filing fee is EUR 550. This is the part working adults most underrate: taking a language to examination standard while earning a living and raising children is a matter of years.
File, then wait. The Ministry of Interior and the Naturalisation Committee decide case by case, with an interview, and meeting the conditions does not oblige them to say yes. Greek queues are long, so add processing time on top of the seven years.
Stage 7: the EU passport, and three things rarely said first
The destination is the right to live, work and study in any EU/EEA country and Switzerland. That is categorically different from a residence card. But before setting out, weigh these three.
Your sons will owe military service. Greek males between 19 and 45 must serve, and it applies to anyone the Greek authorities consider Greek — dual nationals and those living abroad included. Exemptions exist for eleven consecutive years of permanent residence abroad, or seven consecutive years abroad for living purposes, which is exactly the bind: the seven years genuinely spent in Greece to earn the passport are seven years not counting towards that exemption.
Living there makes you a Greek tax resident. Worldwide income becomes declarable in Greece. For a business owner still earning in Vietnam that is a large change, and a tax adviser belongs in the room from the start.
The Golden Visa flat cannot be let short-term. A breach risks a EUR 50,000 fine and the permit. Long lets remain allowed.
So which should you choose
There is no general answer. What is worth saying is that the two goals do not conflict: you can take the card first, live there for a few years, and only then decide whether to pursue the passport. The one thing not to do is buy in the expectation that a passport arrives by itself after seven years spent in Vietnam.
